Facade and window cleaning for commercial offices

For facilities managers and landlords of occupied office buildings, where the frontage is the first thing a prospective tenant sees and the work has to happen without disrupting the people already inside.

An office building earns its rent on first impressions and retains it on smooth operation. A streaked glass curtain wall or a stained stone entrance undercuts the asking rent before a viewing even starts. But the building is occupied, so the work has to be planned around the people inside, the loading bays, the revolving doors and the lobby that cannot be closed. Your building gets vetted, IRATA certified specialists who clean occupied commercial towers as a matter of routine, with the access plan and the fixed price agreed before anyone clips on.

Why the frontage is a leasing asset, not a cost

On a commercial office, the exterior is part of the rent. A clean, well kept facade and glass line signal a managed building, and that perception feeds directly into what a tenant will pay and whether they renew. A neglected frontage does the opposite quietly, before anyone says a word. So the cleaning cycle is not housekeeping, it is asset management, and it is usually specified on a planned cycle rather than left until the building looks tired.

Cleaning an occupied building without disrupting it

The constraint that defines office work is occupancy. The people inside cannot be displaced, the entrance cannot be blocked, and the work often has to run early mornings, evenings or weekends. Glass curtain walls (full glass facades) and the set backs and recesses that fixed cradles cannot reach are cleaned on rope access or from the building's own maintenance unit where one is fitted. The specialist plans the drops around the building's hours and the lobby's traffic, so the work is invisible to tenants rather than an interruption they remember.

Glass, cladding and the things that go wrong on towers

Modern office stock is mostly glass and composite cladding, which shows water spotting, pollution film and run off staining fast. The wrong cleaning method can damage coatings and void facade warranties, so the method matters as much as the result. Low pressure, coating safe cleaning protects the glazing and the warranty. On taller buildings the work runs on twin ropes under a Level 3 supervisor with a site specific RAMS, the safety method statement, in place before it starts, which is also what the building's own insurers and the managing surveyor expect to see.

How it works for an office building

You tell us the building, its height and what needs doing once. We do it with vetted, IRATA certified specialists who clean occupied commercial buildings and who carry the right insurance, checked before any work starts. You get a fixed price for a defined scope and an access plan that respects the building's hours, so the work happens around your tenants rather than across them.

Common questions

Can the work be done outside office hours?

Yes. Occupied office buildings are routinely worked early mornings, evenings or weekends so tenants are not disrupted. The access plan is agreed up front as part of the fixed scope.

Will the cleaning method protect our glazing warranty?

It should, and that is why method matters. Low pressure, coating safe cleaning is used on glass and clad facades specifically to protect the surface and any warranty. The method is set out before work starts.

How is a tall building accessed?

Usually by IRATA rope access on twin ropes, or by the building's own maintenance unit or cradle where one is fitted, with reach and wash poles on the lower floors. The right mix is decided at survey.
