The honest short answer is that facade cleaning is priced per job, not per square metre, because on most buildings the access costs more than the cleaning. A single stained elevation at low level might be a few hundred pounds. A full high rise building cleaned on ropes runs into several thousand. The spread is wide because four things move the number, and the building decides all four.
What drives the cost of facade cleaning
Height and access is the biggest lever. A building a pole can reach is cheap. A building that needs rope access or a cradle is not, because the work is slower and the crew is specialist. This is why two buildings of identical size can be priced very differently, and why a price per square metre is close to meaningless on tall buildings.
Surface and method is the second. Soft washing render is quick. DOFF steam cleaning stone is slower and more skilled. Removing carbon or paint from listed masonry with a vortex system is slower still. The substrate sets the method, and the method sets the time.
The level and type of soiling is the third. Light algae lifts easily. Decades of carbon and pollution staining on portland stone, or biological growth that has rooted into render, takes more passes and sometimes a biocide treatment to stop it returning.
And finally, whether there is repair hiding under the dirt. A clean often exposes cracked render or failing pointing, and it is far cheaper to handle that in the same visit, on the same access, than to mobilise again later. A good survey flags this up front so there are no surprises.

Insist on a fixed price, not a day rate. A day rate makes every weather delay your problem and removes the contractor's incentive to work quickly. A fixed price after a survey puts that risk where it belongs. Ask for the RAMS and the insurance certificates with the quote, not on request, so they are in your file before you appoint anyone. And ask the contractor to flag any repair they expect the clean to expose, so the budget is real rather than a number that grows once they are on site.
